1How long is the lease term?
We currently offer 12-month lease terms to all new residents.
2What's included in the rent?
Utilities may or may not be included in the rent on a case-by-case basis for each property. We also offer 24-hour emergency maintenance services and regular facility maintenance.
3When is rent due and how do I pay it?
Rent is due on the 1st of each month and late on the 6th. We offer the convenience of online payments. You may also submit your payment with a check or a money order.
4Is the security deposit refundable?
We follow Florida's Landlord Tenant Act. We will complete a walk-through of the property once the unit has been vacated. If we do not find damages to the property, the deposit will be refunded within 15 days. If damages are found, a written claim will be sent to the last known address of the tenant within 30 days.
5Is renters insurance required?
No, but we strongly recommend that you purchase and maintain a renters insurance policy. This will insure your belongings in the event of certain occurrences.
6How much notice do I give before vacating?
We require a 60-day written notice to vacate.
7What's the penalty for breaking my lease?
The penalty for breaking your lease can be up to 2.0x the rent.
8Is there assigned parking?
Depending on the community, assigned parking may be available with an additional monthly fee.
9Do you offer furnished homes?
We do not offer furnished homes.
10Are pets allowed?
We do not allow pets in our communities at this time.
11Do you have “Section 8 Properties”?
Yes, we do have section 8 properties.
12How do I apply?
You can apply online through our website.
13How long does it take to find out if I am approved?
The approval process can take up to 10 business days.
14What is due when I move in?
We require first and last month’s rent, as well as a security deposit of one month’s rent.
15How do I sign my lease?
You can sign your lease electronically or on paper.
16What is the application criteria and screening requirements?
